What Oakwood is

Oakwood is small and old for a suburb: 9,572 residents at the 2020 census on 2.19 square miles, completely enclosed by Dayton to the north and east and Kettering to the south. The Oakwood Historical Society traces the settlement to a 94-lot plat in 1872 that mostly sat empty until the streetcar made the hill reachable: the line was electrified to Five Points in 1895, extended to Aberdeen in 1916 and to Hadley in 1918, and homeowners followed it up the hill. Oakwood incorporated as a village in 1908 with 67 homes, became a city in 1931, and its population boomed through the 1920s and 1930s. Most of the 3,000-plus houses in the city date from that boom.

The architecture is what draws people: Italian Renaissance, Tudor, Colonial Revival, Spanish Eclectic, Mission, Prairie, and Craftsman houses shaped by the Progressive and City Beautiful movements, and, at the west end, large properties like Hawthorn Hill, Orville Wright’s home. The Schantz Park neighborhood, an entire subdivision, is listed on the National Register of Historic Places. Much of it is brick, and much of it is brick with limestone sills, caps, and trim.

The mortar problem in Oakwood

Oakwood’s houses were built across exactly the years when American mortar changed. Preservation Brief 2 lays out the timeline: Portland cement was first manufactured in the United States in 1872, was considered an additive until around the turn of the century, and by the 1930s most masons used equal parts Portland cement and lime putty. A 1912 house on the Dayton side of Oakwood may be in nearly pure lime mortar. A 1936 house near the Kettering line may be in a half-and-half mix. They look the same from the sidewalk and need different repointing mortar.

The rule from the Brief holds for both: the new mortar must be softer and more vapor-permeable than the brick. Get it wrong in the hard direction, which is what happens when a crew shows up with bagged Type S, and the brick faces spall while the joints stand proud. We test a sample of the original mortar for binder and sand before setting a mix, cure a test batch, and put a test panel somewhere inconspicuous before repointing a front. What fails on Oakwood houses

Chimneys. Oakwood houses have tall chimneys, often two or three, on steep slate and tile roofs, and they were built with mortar washes on top. The wash cracks, water enters the top courses, and roughly 110 freeze-thaw cycles a year do the rest. Limestone sills and caps. Oakwood’s brick came with stone trim, and stone sills fail from the same freeze-thaw along their bedding planes, especially where the drip groove has been painted or mortared shut. Patching, Dutchman repairs, and resetting are on the stone page.

Foundations. Oakwood basements are rubble stone or brick under the older houses, and the Miamian clay that underlies Montgomery County holds a spring water table 2.5 to 3.5 feet down. Efflorescence and joints that crumble under a screwdriver mean foundation repointing, from the inside in most cases.

Oakwood is a separate city, so Dayton’s Landmark Commission and its Certificate of Appropriateness do not reach it. Schantz Park’s National Register listing carries no review of private work done without federal funds. Oakwood’s own Planning and Zoning office at 30 Park Avenue handles zoning permits and inspections, and the city contracts with Kettering for building department services, so structural permits run through Kettering’s Planning and Development office at 3600 Shroyer Road. Repointing and brick replacement in kind are maintenance; a rebuilt chimney or a replaced lintel may need a permit, and we confirm before starting.
