What is the difference between tuckpointing and repointing?

In the Miami Valley the two words mean the same job: grinding or raking failed mortar out of the joints and repacking them with new mortar. Strictly, the National Park Service notes that tuckpointing describes a decorative raised lime-putty joint laid over a flush joint, but nobody in Dayton uses it that way. Either word gets you the same repair from us.

How much does tuckpointing cost in Dayton?

Tuckpointing runs $8 to $20 per square foot, brick replacement $20 to $40 per brick, chimney repointing $800 to $2,500, a chimney rebuild from the roofline $2,500 to $7,000, and foundation wall repointing $10 to $25 per square foot. Why is the mortar falling out of my brick?

Water and freeze-thaw. Ohio sees roughly 110 air freeze-thaw cycles a year by the Federal Highway Administration's count, and Dayton's January normals of a 37.1 high and 21.8 low mean joints thaw by day and refreeze by night for months. Water in a joint expands about 9 percent when it freezes and pushes the mortar out a little each cycle. Once a joint is open, it holds more water and fails faster.

Can I just smear new mortar over the old joints?

No. That is called buttering, and it fails in two winters because the thin skim has no depth to bond to and pops off the first time water freezes behind it. Old mortar has to come out to at least two to two and a half times the joint width, about a half inch to an inch on most brick, before new mortar goes in. Anyone quoting you a price that does not include removal is quoting a cosmetic job.

What mortar should be used on an old Dayton brick house?

A lime-based mortar softer than the brick. Preservation Brief 2 from the National Park Service says the repointing mortar must be softer and more vapor-permeable than the masonry units so that stress and moisture leave through the joint, which is sacrificial, instead of through the brick face. On pre-1930 brick in Dayton's historic districts and Oakwood, that means Type K, Type O, or a straight lime-sand mix matched to the original sand, never a hardware-store Type S.

Why is hard Portland mortar bad for old brick?

Because the brick becomes the weakest part of the wall. Portland cement was first made in the United States in 1872 and did not dominate mortar until the twentieth century, so brick laid before about 1930 was made for soft lime joints. Put a mortar harder and less permeable than that brick around it, and moisture that used to evaporate through the joint is trapped in the brick, freezes, and pops the face off. How do I know what era my brick is?

Neighborhood and joint are the fastest tells. The Oregon District, St. Anne's Hill, Huffman, South Park, Dayton View, and Grafton Hill were all built between the 1820s and the 1930s in lime mortar, and soft, slightly irregular hand-pressed brick with fine joints usually means pre-1900. Uniform machine-made brick with concave joints in Kettering, Huber Heights, or Beavercreek is 1950s or later and takes Type N. In between, we test a sample before matching.

Do I need a Certificate of Appropriateness to repoint in a Dayton historic district?

If the property is in one of Dayton's 13 locally designated districts, the city requires a Certificate of Appropriateness before exterior repairs or modifications, and there is no fee. The Preservation Officer can issue Minor COAs, typically the same day, while Major COAs go to the Landmark Commission, which meets the Thursday after the second and fourth Tuesday of each month. Repointing is not named on the city's minor-work list, so we confirm before starting. National Register listing alone, without local designation, triggers no city review.

What about Springfield's historic districts?

Springfield's South Fountain Preservation Area and East High Street Historic District fall under Chapter 1321 of the city code and the seven-member Springfield Historic Landmarks Commission. Under the city's guidelines, repointing and replacing a few spalled bricks are Review Process B, a staff-level Certificate of Appropriateness that wants a mortar specification and a repointing sample. Painting unpainted brick is discouraged and goes to the full Commission. Certificates expire after one year.

Are masonry contractors licensed in Ohio?

Ohio licenses commercial, electrical, HVAC, hydronics, plumbing, and refrigeration contractors through the Construction Industry Licensing Board, and requires no license for general contractors or one-, two-, and three-family residential work. Montgomery County registers only mechanical contractors, and the City of Dayton registers electrical, pipe-laying, plumbing, and warm-air heating trades. No jurisdiction here registers masons, so check insurance and references, and ask a bidder what mortar they intend to use and why.

Do I need a permit for tuckpointing?

Usually not. Montgomery County Building Regulations treats maintenance and repairs as exempt from building permits as long as the work is not structural, and like-for-like repointing qualifies. A chimney rebuild, a lintel replacement, or a foundation wall repair can cross into structural work, and Dayton, Kettering, Centerville, and Springfield each run their own building departments with their own thresholds. We confirm before starting and pass any permit through at cost.

My chimney is losing mortar. Repoint or rebuild?

Repoint if the brick faces are sound and the problem is the joints and the crown. Rebuild from the roofline when more than about a third of the brick is spalled, when the stack leans, or when the flue liner has failed. Either way the crown gets replaced with a cast concrete crown with a drip edge, because the mortar wash most Dayton chimneys were built with is why the water got in. Photos of the crown and the top six courses usually settle it.

There is a step crack over my window. Is that mortar?

Probably not. A stair-step crack that starts at a window or door corner is the classic sign of a rusted steel lintel: the steel expands as it corrodes and lifts the brick above it. Repointing the crack makes it look fixed for one season. Why is my basement wall white and crumbly?

That white deposit is efflorescence, salts left behind when water moves through the wall and evaporates. It means moisture is passing through the foundation joints. Under most of Montgomery County the Miamian clay soil holds a perched water table 2.5 to 3.5 feet down from January through May, which is exactly foundation depth. Repointing the stone or brick foundation stops the path; fixing grading and downspouts stops the source.

When can mortar work be done in Dayton?

Mid-April through October in a normal year. Preservation Brief 2 wants wall temperatures between 40 and 95 degrees during placement and cure, and NWS Wilmington puts Dayton's average last spring freeze at April 16 and average first fall freeze at October 25. Winter work is possible under heated enclosures and costs more; we do it for emergencies, not for convenience.

Will the new mortar match the old?

Closely, if the sand is matched, and the sand is most of what you see. We match color, texture, and joint profile from a sample and cure a test batch before the main run. New mortar always reads a shade lighter than weathered mortar for the first year or two; Preservation Brief 2 recommends letting it age rather than staining it, because stains weather unevenly and can add salts.

How long should a tuckpointing job last?

At least 30 years, and preferably 50 to 100, by the National Park Service's standard for a job done to depth with compatible mortar. The joints that fail in two or three winters are the ones that were buttered over the old mortar, packed in one lift, or filled with a mortar harder than the brick.
