Why Dayton basements leak through the wall
The soil holds water at foundation depth. The Miamian series, Ohio’s official state soil and the dominant soil across Montgomery County’s till plains, is well drained at the surface but sits on dense glacial till with a subsoil of 35 to 45 percent clay. Its official description puts the top of a perched seasonal high water table at 2.5 to 3.5 feet below grade between January and May. A basement wall in Dayton spends every spring with saturated clay against it, and clay that swells wet and shrinks dry pushes and pulls on the wall a little each year.
The mortar is 100-plus years old. What it still has is 41.33 inches of normal annual precipitation, spread through the year, and basements that were dug for coal furnaces and canning shelves, not for finished rooms.
Reading the wall
- Efflorescence. White, powdery salt deposits on the inside face. Water is moving through the wall and evaporating on the inside, leaving the salts behind. Preservation Brief 2 notes that salt crystallizing inside a masonry unit can spall its surface, which is why old brick foundations flake on the inside.
- Joints you can scrape with a screwdriver. Lime mortar that has lost its binder crumbles to sand. If a screwdriver goes in an inch with light pressure, the joint needs repointing.
- Damp corners and a tide line. Water tends to enter at the corners where two walls meet and where the downspout outside dumps at the foundation. A horizontal stain line marks the spring water table.
- Bowing or a horizontal crack. A wall that has moved inward or cracked along a course is a structural problem, not a pointing problem. We say so and stop there, because repointing a bowed wall is throwing money at it.
- Step cracks in a block foundation. Mid-century block foundations in Kettering, Huber Heights, and Beavercreek crack along the mortar joints when the clay moves under one corner. Interior or exterior
Interior repointing is the usual first step and the cheaper one. The basement wall is cleaned, loose mortar and dirt are raked out of the joints to depth, the joints are dampened, and new mortar is packed in lifts and tooled flush or slightly recessed. Dust control matters in an occupied house, and so does working at floor level and overhead in a cellar with a seven-foot ceiling, which is why the per-foot price runs higher than a field wall. Interior repointing closes the path for seepage and stops efflorescence, but it does not stop water from sitting against the outside of the wall.
Exterior repointing means excavating to the failed joints, cleaning the face, repointing, and, since the trench is open, adding drainage and a damp-proofing membrane before backfilling. It is the right call when the outside face has visibly lost its mortar, when the wall is wet along its whole length rather than at a corner, or when you are already digging for a footing drain.
Either way, the mortar follows Preservation Brief 2: softer and more permeable than the stone or brick. On rubble limestone and old brick that is a lime-based mix. On poured concrete and concrete block it is Type S. Putting hard Portland on a soft rubble wall traps water in the stone and spalls it, and the Brief’s own photograph of an inappropriate test patch is exactly that: a hard gray joint on an early-19th-century stone foundation.
Fix the water, then the wall
Preservation Brief 2 says it and so do we: repointing without fixing the water source is a waste. Before the joints get touched, the cheap fixes get checked: downspouts extended at least several feet from the foundation, grade sloped away from the house, window wells drained, the gutter above the wet corner cleaned. A surprising number of Dayton basements dry up on a downspout extension alone. We will tell you that before selling you a wall.
