Where the stone is
Dayton is a brick city, but the brick came with stone. The better 19th-century houses in the Oregon District, St. Anne’s Hill, South Park, Dayton View, and Grafton Hill carry limestone sills under the windows, limestone lintels and keystones over them, water tables at the foundation line, and stone steps and porch bases. The foundations under those houses are rubble limestone laid in lime mortar. Springfield’s historic guidelines note that sandstone was the favored material for that city’s public buildings and Richardsonian Romanesque houses, and its old City Building of 1890 is rock-faced sandstone, while brick and stone foundations run under nearly everything.
Then there is Centerville, six miles south, which holds what the city describes as Ohio’s largest collection of early stone buildings. Nearly 100 stone buildings stood there at one point in the 19th century, and the survivors in the Uptown area are the oldest masonry in the county, laid in lime mortar by people who had no other kind.
Mid-century houses in Kettering, Huber Heights, and Beavercreek use less stone, but many have cast-stone or limestone sills under the windows and stone veneer on a chimney breast or a planter, and those fail the same ways.
How stone fails here
Freeze-thaw along the bedding. Limestone is sedimentary and porous. Water gets into the pores and the natural bedding planes, and Ohio’s roughly 110 freeze-thaw cycles a year pry the layers apart. A sill starts to flake in sheets parallel to its top surface; a water table loses its outer edge. Stone set with the bedding planes vertical, which was a common shortcut, delaminates fastest because water enters the exposed edges of every layer.
Failed drips. A sill or cap is supposed to throw water clear of the wall with a drip groove cut into its underside. When the groove is clogged with paint or a later mortar patch, or was never cut, water runs back under the sill and down the wall face, keeping the brick below it wet all winter. Half the spalled brick under Dayton’s windows is a sill problem.
Hard mortar. Preservation Brief 2 puts limestone in its moderately durable class and recommends Type K, O, or N depending on exposure, all softer than modern Type S. Its own illustration of an inappropriate repointing job is a hard Portland test patch on an early-19th-century stone foundation. Hard mortar around soft stone forces moisture and movement out through the stone, and the stone spalls at its edges. On rubble foundations that shows as the face of individual stones popping off next to proud, intact gray joints.
Rust jacking. Iron cramps, railings, and window hardware set into stone rust, expand, and split the stone from the inside. A crack radiating from a railing post is rust, not settlement.
Movement. The Miamian clay under Montgomery County swells with a spring water table 2.5 to 3.5 feet down and shrinks in August. Repair before replacement
The order of operations on stone, per Preservation Brief 2 and Springfield’s guidelines, is repair, then Dutchman, then replacement in kind, and it is the right order for cost as well as history.
- Patching. Spalls and cracks are cut back to sound stone with a clean, slightly undercut edge, and rebuilt with a restoration mortar matched in color, texture, and softness to the limestone. A good patch on a sill disappears within a season of weathering; a hard gray cement patch never does and pops off within a few winters.
- Dutchman repair. A lost corner or a broken edge is cut out to a rectangular pocket and a matching piece of limestone is let in with a compatible mortar and, where the piece is large, a stainless pin. This keeps the original stone in place and is the standard repair on historic fronts.
- Resetting. Sills and caps that have tipped, slid, or lost their bed get lifted, the bed cleaned and repacked in lime mortar, and the stone reset with its drip groove clear and its bedding planes horizontal.
- Replacement. A sill broken through or delaminated past a third of its depth is replaced with new limestone cut to the original profile, including the drip groove, and set in matched mortar. Springfield’s guidelines call for an exact match in the same material where a stone feature is beyond repair, and Dayton’s Landmark Commission expects the same on locally designated properties.
- Repointing stone walls. Rubble foundations and stone garden walls are raked out and repointed the same way as brick, in lime-based mortar packed in lifts, with joints finished slightly recessed so the stone reads as stone. See the foundation page for the basement side of that job.
Cleaning follows the gentlest-means rule. Preservation Brief 2 warns that acids should never be used on dry masonry and that fresh mortar needs thirty days before any cleaning, and Springfield’s guidelines require a test patch for any chemical cleaning. Sandblasting stone is not a repair; it removes the weathered skin that protects it.

Timing
Restoration mortar and lime pointing want wall temperatures between 40 and 95 degrees, so the season is mid-April through October between Dayton’s average freeze dates of April 16 and October 25. A sill with a clogged drip that is soaking the wall below it is a fall job; a hairline in a porch cap can wait for spring.
