Chimney Repair Cost Estimator for Dayton

Pick what the chimney needs, how hard it is to get to, and how the brick looks. The number is the range from our pricing page, which publishes chimney repointing at $800 to $2,500, a cast crown with a drip edge at $400 to $1,200, a rebuild from the roofline at $2,500 to $7,000, and a full rebuild from the firebox at $8,000 to $20,000.

Chimneys are the most expensive masonry per square foot on a Dayton house and the cheapest to keep ahead of. A chimney is exposed on four sides with no eave over it, it is wet from rain outside and from combustion inside, and Ohio hands it roughly 110 freeze-thaw cycles a year. The cheapest line in this calculator, the crown, is the one that prevents the most expensive one.

What each answer changes

  • Scope is the whole decision. If you are unsure which line you are on, start at the cracked crown page, which shows how to tell a crown problem from a flashing problem from a brick problem with a zoom lens from the ground.
  • Height and roof type is access. A short stack on a walkable one-story roof in Huber Heights is a different day than a tall corbelled stack on a slate roof in Oakwood, even for identical masonry.
  • Brick condition decides repoint versus rebuild. Preservation Brief 47 puts chimneys on an annual inspection cycle, in the fall before the heating season, with a mason looking every five years, and the reason is that spalled brick is the point where a maintenance item turns into a rebuild.

What it cannot see

Whether the stack is plumb. A chimney that has tipped or opened a gap where it meets the house has moved at the footing, and no amount of mortar above the roof fixes that; the leaning chimney page covers what that takes. It also cannot see the flue liner, which is a chimney sweep’s call, or whether the water staining your ceiling is coming from the crown or from failed counter-flashing at the roof line.

Send the estimate through the form with photos of the stack and the crown, and the real number comes back with a straight answer on repoint versus rebuild. If the wall below the chimney is the actual problem, the tuckpointing cost estimator prices that instead, and the chimney service page explains how the tiers are decided from photos.

Estimator

What will my chimney repair cost?

Three questions. Every range comes from our pricing page: repointing $800 to $2,500, a cast crown $400 to $1,200, a rebuild from the roofline $2,500 to $7,000.

Estimated range Typical Dayton pricing, before anyone visits

Access is the largest variable on any chimney, which is why a crown on a steep slate roof can total more than the standalone crown range on the pricing page. The staging costs more than the crown. If more than about a third of the brick is spalled, repointing is money spent on masonry that is leaving anyway, and the rebuild line is the honest one.

Send this estimate to the quote form

An estimate, not a quote. The firm number comes after photos of the stack and the crown, and it does not move after that.

Frequently Asked Questions

How do I photograph a chimney without getting on the roof?

Zoom in from the ground on all four faces, then shoot the top from an upstairs window, from across the street, or from a neighbor's second floor. A drone shot of the crown is better than anything a mason can see from a ladder. Add one photo of the attic where the chimney passes through if there are stains, because that separates a crown problem from a flashing problem.

Why is repointing a chimney more expensive per square foot than a wall?

Because you are paying for access, not brick. A chimney is small, exposed on four sides, and above a roof, so the staging, the safety setup, and the time spent moving around a stack are most of the bill. That is also why it makes sense to do the crown, the cap, the flashing, and the joints in one visit rather than in three.

When is a rebuild cheaper than repointing?

Once more than about a third of the brick above the roofline has spalled. At that point the joints are not the failure, the brick is, and repointing around failing units means grinding, packing, and tooling mortar into a stack that will need to come down anyway. A rebuild from the roofline runs $2,500 to $7,000 and gives you a plumb stack, a proper cast crown, a cap, and new flashing.

Does this include a chimney sweep or a flue inspection?

No. This is masonry pricing only: joints, brick, crown, cap, flashing, and rebuilds. Flue liner condition and a level two inspection are a chimney sweep's work, and on any chimney that has been leaking for years, that inspection is worth doing before the masonry is rebuilt around a liner nobody has looked at.
