Tuckpointing Cost Estimator for Dayton Brick
Pick how much wall is failing, roughly when the house was built, how high the work sits, and how far gone the joints are. The number that comes back is the matching range from the pricing page, before anyone drives out. It does not ask for an email and it does not end in “call now”.
Two honest notes before you use it. The first is that the service minimum is real: a small proper repair still means a crew, mixed and matched mortar, dust control, and a return trip to check the cure, so a few feet of bad joint under one window prices at the minimum rather than at a few dollars a foot. The second is that batching beats spreading. Four separate small items on four visits cost four minimums; the same four items in one visit cost one.
What each answer changes
- Wall area is the main driver, priced against the $8 to $20 per square foot table. Preservation Brief 2 notes that once 25 to 50 percent or more of a wall needs work, repointing the whole elevation is often more cost effective than chasing patches, especially when scaffolding is involved. If you are close to that line, pick the larger band and compare.
- Mortar era decides the mix. Pre-1930 Dayton brick, which is most of the Oregon District, St. Anne’s Hill, South Park, Huffman, Dayton View, Grafton Hill, and much of Oakwood, needs a lime-based mortar softer than the brick. Post-1930 brick, including the Kettering ranches and the Huber Homes stock in Huber Heights, takes a Type N comfortably. The mortar comparison page walks through the difference.
- Height is scaffolding. Anything past single-ladder reach is staging, and staging is a real line item on every masonry bid in the Miami Valley.
- Joint condition is depth. A weathered joint takes a shallow cut and less mortar. A joint you can push a screwdriver into needs full-depth removal to two to two and a half times the joint width before anything is packed back in. The crumbling mortar page has the screwdriver test.
What it cannot see
Spalled brick faces, a rusted lintel behind a stair-step crack, a bowed wall, or a chimney that is the actual source of the water on the wall below. Those change the job, not just the number. If the calculator lands somewhere you can live with, send it through the form with photos of one full elevation and a close-up of the worst joint with a coin for scale, and the real number comes back fast. If chimney work is what you are actually pricing, use the chimney repair cost estimator instead.
What will repointing my brick cost?
Four questions. The range is built from the $8 to $20 per square foot table on our pricing page, so you see a realistic range before anyone puts up a ladder.
Every line comes from the pricing page: tuckpointing at $8 to $20 per square foot, a single two-story elevation at $1,500 to $6,000, and a $500 to $800 service minimum. Height and mortar era are the two things that move a Dayton wall from the bottom of that table to the top, so a scaffolded lime-mortar elevation can land above the plain elevation range. That is the table working, not a surcharge.
Send this estimate to the quote formAn estimate, not a quote. The firm number comes after photos or a look at the wall, and it does not move after that.
Frequently Asked Questions
How do I measure the wall area?
Length times height of the area that actually needs work, not the whole house. A typical Dayton two-story elevation on a 26-foot-wide house is roughly 26 by 22 feet, or about 570 square feet before you subtract windows. If only the bottom eight feet of one wall is failing, that is the number to use, and you will land in the 100 to 300 square foot band.
Why does the mortar era change the price?
Because lime mortar is slower work. On brick laid before about 1930 the mix has to be matched to a sample of the original, packed in thin lifts, tooled at the right moment, and then misted and covered while it carbonates. Preservation Brief 2 requires that repointing mortar be softer and more vapor-permeable than the brick, and getting that right on an Oregon District or South Park wall takes longer than opening a bag of Type S.
Does the calculator know if I need brick replaced too?
No, and that is the main thing it cannot see. If the brick faces are flaking rather than the joints eroding, add brick replacement at $20 to $40 per unit, and read the spalling page before booking anything. A wall where more than a third of the brick has spalled is not a repointing job.
Do I have to give an email to see the number?
No. There is no gate and no signup. The range updates as you change the dropdowns, and sending it to the quote form is optional.
